REAL ESTATE

For most individuals, a real estate purchase or sale will be the single largest financial transaction of their life.  Professional review of your real estate transaction by an experienced real estate attorney can help you avoid common mistakes.

For example, it is often said that the 3 most important considerations in any real estate deal are "location, location and location."  Location is important, but so are access, zoning, water supply, septic disposal, easements, restrictive covenants, property taxes, liens, title insurance and many many other considerations that you may not be aware of.

Don't take chances.  Before you sign a contract to buy, sell or lease real property, let our office review the transaction to insure that you are protected.  We will gladly work with your real estate agent, or help you buy or sell on your own.

We provide a full range of real estate related services including:
  • access and utility easements
  • road maintenance agreements
  • joint well use agreements
  • boundary/fence disputes
  • zoning amendments
  • conditional use permits
  • variances
  • lot line adjustments
  • trust deeds and mortgages
  • foreclosure sales
  • landlord and tenant issues
  • mobile home park law
  • real estate litigation

WATER LAW

Water is a limited natural resource in most arid western states.  Idaho has developed a comprehensive body of statutes, court decisions and agency regulations to manage the use of this precious resource.

Our office can guide you through the complicated legal rules and procedures that govern the appropriation and use of surface and ground water in Idaho.  We have experience in obtaining water permits, protecting and protesting water claims, and water rights adjudications.  If you want to share a water source among several parcels, we can help you establish an incorporated Water Association or a less formal arrangement that suits your needs.

Contact our office for a consultation and let our experience work for you.
